Thailand Retirement Visa (O-A): The 800K THB Blueprint for Over-50s

Thailand’s Non-Immigrant O-A visa is the country’s primary retirement vehicle. If you are 50 years or older, you can secure a 1-year renewable stay by depositing 800,000 THB (~$24,000 USD) in a Thai bank account — or showing monthly income of 65,000 THB (~$1,900 USD).

Combined with Thailand’s low cost of living and excellent private healthcare, the O-A visa has attracted tens of thousands of Western retirees to Chiang Mai, Phuket, and Hua Hin.

The Financial Requirements (Choose One)

Bank Deposit Method

  • Deposit 800,000 THB in a Thai bank account
  • Funds must be in the account for at least 2 months before application (and maintained for 3 months after)
  • The balance must not drop below 400,000 THB for the rest of the year

Income Method

  • Monthly income of at least 65,000 THB (~$1,900 USD)
  • Verified by your home country’s embassy in Thailand (income affidavit)

Combination Method

  • Bank deposit + annual income totaling 800,000 THB

The Insurance Requirement

Since 2019, O-A visa applicants must provide proof of health insurance with:

  • Inpatient coverage of at least THB 400,000 (~$12,000)
  • Outpatient coverage of at least THB 40,000 (~$1,200)
  • Must be from a Thai-approved insurer or an international policy explicitly accepted by Thai immigration

The 90-Day Reporting

Every 90 days, you must report your address to Thai Immigration (TM.30). This can be done:

  • In person at the local Immigration office
  • By mail (with return envelope)
  • Online (when the system works — it frequently doesn’t)

Failure to report results in a 2,000 THB fine.

The Re-Entry Permit Trap

The O-A visa is a single-entry visa. If you leave Thailand without obtaining a Re-Entry Permit, your visa is automatically cancelled.

Before any international trip, visit your local Immigration office and obtain either:

  • Single re-entry: 1,000 THB
  • Multiple re-entry: 3,800 THB

  • A general checkup costs $100-200. Dental cleaning: $30-50.
